Get a lawyer.. Please don't take laws into your hands, because the law tilts more in favour of tenants. get a lawyer to Give him quit notice if his a yearly tenant If the tenant is on yearly payment, it is 6 months notice that u'll give him and it will start counting frm d day you served him d notice irrespective of how many months he has not paid.

Once the quit notice has been filed validly for 6 months, any day over that 6 months notice means the tenant is holding over that property illegally and he no longer becomes a tenant but a tenant at sufferance and from there onward you dont need to issue him a quit notice again but an OWNERS INTENTION TO RECOVER PREMISES in 7 DAYS And from there onwards the tenant practically has no defence legally when the matter will be filed at the rent tribunal nearest to you.

Tops with all the adjournment within 3 to 5 months the court balliffs will personally come to serve them to eject them of the premises compulsorily.

If you don't want to a lawyer.
Let me give you a summary of what you should do .Serve him the statutory notices ie 7 days and one month,then file a suit for recovery of premises at the nearest magistrate court.

Once the case comes up tell the court you are handling the case yourself,enter witness box and tell the court what the man did and the order you are seeking from them.The bailiff will then enter the box and tell the court that he served the man but he didn't come .The court will then grant you the order you are seeking.You will take the judgement copy and go to the bailiff and pay them for policemen.

The policemen and the bailiffs will go to the man's house one early morning, break his house and pack all his properties to the court premises. I hope you learnt something today from this. Goodluck

If you based in Lagos If its Lagos, go through the human right activist section or Mediation center of the State Government. They have many outlets in each local government in the state. They'll charge a fee of #8,000 and would handled the cases

I don't encourage this any longer but its inevitable where a tenant things you must suffer after the initial suffer to build a house. Go to court, pay the clerk and officials and get a notice, paste on his door in his absent and snap then take notice off. Make some other person appear in court in his stead as a proxy tenant he transferred tenant ship to without your consent and get a verdict and evict him immediately as the unpreparedness will rock his life for ever. He can continue the fight from outside your house. The person that appeared is the person you have been seeing around the house and you don't know him. Simply put, he alone can provide that person.

My landlord is unbelievably difficult to deal with. He owns two apartments in his building, yet refuses to live in either, he'd rather sleep outside on the bare floor out of sheer stubbornness and selfishness. He's so petty and selfish that even being a single day late on rent triggers a meltdown. The moment your rent is due, he starts spreading nasty rumors about you to everyone.
He will lie down in front of tenants’ doors, crying dramatically just to cause a scene. Worse still, he has a history of stealing from tenants and neighbors and has been caught multiple times. Instead of taking responsibility for damages around the property, he destroys things and then pressures us to repair them ourselves. What’s even more troubling is how he goes around fabricating stories about me, trying to turn neighbors against me for no other reason than the fact that I refuse to tolerate his nonsense and because I don't give him little money for dash. His behavior is so extreme, I genuinely worry he might go as far as committing arson, thats why I'm always alert watching his every move. Now, he's given me a quit notice simply because I stand up to him and won't be bullied. Living under his roof has become a nightmare.

Thanks to God, I am not a tenant. My neighbours even from streets away come to fetch water from the tap I fixed at the fence everyday for duration of 1.5 to 2hrs.

Those enjoying the free water never knew what made Me to installed the tap at the fence for free.

When I was a tenant at one witch madam's house, myself and my wife plus our new born baby saw shege, .. water is always the problem. Before we returned from work, water has finished. We have to hunt water at the next street.

Always locking the pumping machine compartment as if her heart arteries were attached to it.

The witch landlady and her sick daughter added jealousy to the issue, we fought, I collected my rent balance and moved out.

On leaving, I made a vow that I will give people free water when I built my house. And God stamped it. grin cheesy

9 out of 10 harsh landlords you see .It's tenants that taught landlords to be wicked.

And wicked in Nigerian means Obeying the of agreement,paying your rent and utilities as at when due and an average Nigerian is so undisciplined.
When a tenant says a landlord is wicked it mostly the above.

I have told my mum to let me handle one of her tenants legally all this while she's still using church mind ,the yeye guy has been owing rent since January ending now transferred 40 percent of the money to my mum this week no prior discussion nothing, because she's nice and their rent is about 40 percent lower of what is obtainable in the area.
All amenities available, prepaid water neat compound etc.

That's how he does every year, shey if na landlady wey dey use house rent feed nko? Kasala will burst.

Someone I have supposed to have given 7days intention to recover premises when his rent expired since February so he can get the hell out of the house make better person enter.

I’m facing same scenario from my popsy tenant. They take people niceness and understanding for granted. We have given them quit notice and they’re not making move, even after expiring of their rent since February. PLEASE EXPLAIN PROCESS OF RECOVER PREMISES.
