I have been living in an apartment for 2 years with a Co-tenant. We had split the rent 50:50 and always paid at when due until my mate relocated abroad just when the rent expired. I knew I needed to raise the full rent to retain the apartment, but honestly whether I would retain it was not clear yet to me because I only had one engagement waiting to soon end and I might have to relocate. To add to that, the landlord raised the rent by 80%, so it made me think I may not stay after all. I had to discuss with lawyer and we agreed that I can pay up the rent for the period I hoped to stay. Actually, I thought i made it clear to him why I might not stay the whole year because I was not certain yet-that's how we agreed.
Fast forward to few months later, I had given him half of the period we agreed to stay, then I began to see reasons to retain the house. So by our agreed month I reached out to him and told him I had considered to remain so I would complete the rent for the whole year. I heard him say that the only way he would agree was for me to pay him his commission for the rent otherwise he will not agree. I was confused. I asked him why he said as far as I'm concerned that the tenancy agreement was written in my mates name and not mine, so I will have to commission him to issue me a fresh agreement. I asked him if he knew that I was a Co tenant and not squatting, he said yes. So if I contributed equally to the rent, that as a lawyer am I not recognised by law as entitled to that cycle of agreement until we both vacate?
Finally, I agreed to pay him the commission and all necessary dues that are paid in the compound before he would sign my the papers. Then, the D-Day, the period we had agreed just elapsed.I felt everything was settled. The lawyer came back and said he will no accept the year's rent. That after I had paid the outstanding for the period I stayed, that I should pay a full year's rent with the commission he asked for and all the rest. That, that was his agreement with me. I was surprised and I apologised to him that he may have misunderstood me. He insisted that if not so I should leave the house. (House I have been living in for 2 years and I am only renewing my rent as normal). I told him I have not been living in a chalet so I don't see how I should pay using different methods. That it is rent and a yearly commitment which ordinarily is contained in the agreement, although he refused to acknowledge that. He said no, that if I don't accept I should leave, after all he had issued a 3 months quit notice which has by now expired. He gave a 3 months notice asking all tenants to renew their rent or vacate the building because the landlord wanted to renovate the whole house. Eventually no renovation happened, and he says he will stand by that quit notice which has expired and throw me out immediately if I don't comply in the shortest period of time. (Days precisely).

I want to know if actually I was wrong and he is right to throw me out after I have given him a years rent for renewal and his commission for him to retain my name in the agreement papers

I honestly appreciateyour advice. I feel like I already new I will take your adviceeven before bringingit hear but i will want more people to share their opinions and let's see if we can have stronger arguments to do that. Thank you, earnestly.

If you are a yearly tenant, by right you are entitled to 6 months quit notice. If he does anyhow, take him up with any mediation centre around you. After 6 months, you’re entitled to 1 month, then another 7 days before any forceful evacuation. This is applicable to Lagos residents though, not sure of other states
